Sid Borenstein, President & CEO

Sid Borenstein, President & CEO, is the founder of Sid Borenstein & Company, a CPA firm established in 1986. Mr. Borenstein holds a B.A. in Accounting from Queens College and has been a practicing CPA since 1982. His firm specializes in real estate structure, finance and taxes, representing some of the largest real estate principals in the New York City market.  Mr. Borenstein has been an active principal in a wide variety of real estate investments since the late 1980’s, including nursing homes, multi-family housing, shopping centers, hotels, and industrial buildings.  Under Ed Koch’s affordable housing program, Mr. Borenstein developed residential apartment buildings and continues to maintain ownership of these properties.  He became a founder and board member of a publicly traded home healthcare agency in 1995 and entered the hotel market with the purchase of the Chandler and Cambridge hotels in 1998.

Mr. Borenstein has been responsible for syndicating investor groups, shepherding the process from inception to investment, managing operations post-closing and excelling at creating a harmonious group to achieve profitable goals. He has been able to form unions that have spanned multi-generations, which have relied on his stewardship for trust and guidance. Mr. Borenstein’s unique partnership, property development, and acquisition analysis skills serve as a powerful foundation for Hamilton’s future.

Joseph Katz, CFO & Treasurer

Joseph Katz, Chief Financial Officer and Treasurer, possesses an extensive history in the financial field, specializing in complex financial transactions and collaborations.  In 1996, Mr. Katz became a partner in a variety of real estates assets with Mr.  Horn, and in 2000, joined the Triumph Hotel team, assisting with the financial management of its properties.  In 2007, Mr. Katz recognized Brooklyn as an emerging and growing market and began purchasing buildings for conversion.   He maintains a niche familiarity with the Brooklyn market, possessing investments in over 50 properties, and continues to focus on sourcing real estate deals within the five boroughs of New York City.  Mr. Katz holds solid and advantageous relationships with large lenders and funding institutions, as well as smaller and local New York banks.  In the last five years, Mr. Katz has arranged over $500 million in financing for various real estate investments.    Mr. Katz utilizes his diverse history and expertise in the financial arena to assist Hamilton Equity Partners with fund sourcing, acquisition financing and cash flow management, serving as a valuable resource and strong foundation for Hamilton’s operation and performance.

Phillip Borenstein, Director and Portfolio Manager

Phillip Borenstein, Hamilton’s Director and Portfolio Manager, possesses a niche expertise in financial analysis and real estate transactions. Mr. Borenstein holds an MS in Accounting from Fairleigh Dickinson University.  He served as the property accountant for a portfolio of Class A commercial office buildings located in Syracuse, NY, developing a keen understanding of the daily costs of operations and the underlying financials associated with commercial real estate underwriting. Working in a CPA accounting practice which specializes in high net worth individuals in the real estate field, Mr. Borenstein’s experience in both private and public accounting has given him a broad perspective of the many facets of the industry.  His various responsibilities have developed strong leadership capacities, team building coordination, project management and marketing expertise and skilled strategic planning and implementation.   At Hamilton, Mr. Borenstein utilizes his specialized aptitude and comprehensive knowledge to source deals, vet operators and assist in underwriting and asset management, fostering a strong foundation of unified progress and achievement.

Ronny Apfel, Chief Investment Officer

Ronny Apfel, Hamilton Equity Partners’ Chief Investment Officer, has a lengthy and successful Wall Street Career, specializing in financial analysis, business setup, discovering real estate opportunities and managing investor capital.   In 1991, Mr. Apfel joined UBS as a managing director and built a global equity derivatives group that specialized in OTC equity structures, convertible bonds, warrants, financing structures and risk management solutions for balance sheet management. Additionally, he built and managed an Index Arbitrage and Program Trading desk, ranking in the top three Wall Street firms. The group managed a portfolio of $25 billion.

In 1998, Mr. Apfel founded and managed Verticality Investment Group, a venture capital firm that focused on investments in private technology companies. Emphasis was placed on software development for the Internet and developing environments and programming languages, with prominent accomplishments such as Big Charts, sold to CBS Marketwatch, and GoAmerica, which subsequently went public. In August of 2003, Mr. Apfel joined Thalheim Capital, a Managed Futures Fund, as a Principal and COO.

In 2010, Mr. Apfel began working for Triumph Hotels and currently serves as their Chief Financial Officer, managing the real estate portfolio with Mr.  Horn and Mr. Barad, handling day to day operations, analyzing new investment opportunities, and executing strategic initiatives for branding and public relations. In 2012, he launched a family office, in which he manages the Barad and Horn families’ equities and real estate investments.  Mr. Apfel is involved in Hamilton Equity Partners’ daily operations, seeking investment opportunities for the platform, evaluating their viability, and vetting operators, bringing investment expertise and experience to further Hamilton’s development and success.

Michael Lefkowitz, Executive Vice President of Real Estate

Michael Lefkowitz, Hamilton’s Executive Vice President, has been involved in real estate since 1989, serving as a member of the Executive Committee and General Counsel for Edison Properties LLC through 2001.  This diversified real estate operating company owns and manages properties throughout the New York area, including Edison Park Fast parking facilities, Manhattan Mini Storage and the Hippodrome Building. Mr. Lefkowitz assisted in the acquisition, development and management of several million square feet of real estate, including parking facilities, storage warehouses and Class A office buildings. Mr. Lefkowitz received his undergraduate degree cum laude from Columbia University, his law degree from Stanford University, and an LLM in taxation from New York University School of Law.

Prior to joining Hamilton in 2014, Mr. Lefkowitz was a Principal and Chief Operating Officer at Caribbean Property Group, LLC (CPG). Under his direction, CPG acquired, managed, and eventually sold a portfolio of 15 shopping centers worth over $1.2 billion, as well as 2.2 million square feet of industrial buildings, 25,000 square feet of office space, and over $2 billion in distressed debt.

Mr. Lefkowitz specializes in property and asset management. At Hamilton, Mr. Lefkowitz performs property evaluation, assists in lease structuring and compliance, coordinates with property management personnel, and monitors tenant operation to ensure maximum value.  Mr. Lefkowitz utilizes his extensive skills and vast experience to support his role as Executive Vice President and encourage greater stability and profitability.
